Which campuses are included
Public, private nonprofit and private for-profit institutions at the four-year level or above with at least 3,000 full-time students in fall 2024, excluding campuses where 50% or more of students study exclusively online. That is 693 campuses in 52 states and territories.
Definitions
- College-controlled housing capacity is IPEDS variable ROOMCAP: “the maximum number of students for which an institution can provide residential facilities, whether on or off campus.” It counts housing the college owns or controls, not private buildings that market to students.
- Typical housing charge is ROOMAMT: the academic-year charge “for a typical student sharing a room with one other student.”
- Aid budgets are the food and housing amounts in the school’s cost of attendance, on campus (CHG5AY3) and off campus not with family (CHG7AY3).
- Beds per 100 full-time students is ROOMCAP divided by full-time enrollment, times 100.
- Beyond beds (the gap) is full-time enrollment minus ROOMCAP. It is not a demand estimate.
Lender rules
- Fannie Mae Multifamily Selling and Servicing Guide, Part III, Chapter 1, sections 101-104, effective September 28, 2026 (mfguide.fanniemae.com).

Refreshing
The site’s repository holds the download script (scripts/refresh_ipeds.sh) and the build script (scripts/build_data.py). Running both rebuilds every campus page from the newest files.
