About Bedcount

Bedcount exists because the first question on any student housing deal is about the campus, and the answer is scattered across federal survey files most people never open. Every college that takes federal student aid reports its enrollment, its housing capacity and its housing charges to the National Center for Education Statistics through IPEDS. We download those files, join them by campus and put the numbers that matter to a developer or lender on one page.

Bedcount is operated by Janover Capital LLC. The financing form on this site goes to the Janover Capital desk, which works on commercial real estate loans. We are not affiliated with any college or university, the U.S. Department of Education, Fannie Mae, Freddie Mac or HUD, and nothing here is an offer to lend.

How the pages are kept honest

  • Every campus figure is the institution’s own report to IPEDS, shown with the survey year it came from.
  • Derived numbers (beds per 100 students, the gap between full-time students and beds) are plain arithmetic on those figures, and each page says so.
  • Lender rules quote the lender’s own document and its effective date. Where a lender has not published a number, we don’t fill one in.
  • When NCES posts a new year, the data is rebuilt from the new files. The method is on the data sources page.

Found an error? Write to hello@studenthousing.loans with the campus and the figure, and we’ll check it against the source file.

Bedcount editors

Bedcount's pages are built and checked by the research desk at Janover Capital LLC. Campus figures come straight from IPEDS files published by the National Center for Education Statistics, and lender rules from the agencies' own guides, each with its date.
